Raya Property Group is a property services firm based in Borama, Somaliland. We provide property sourcing, verification, transaction coordination, property management, and rental services to clients, with a particular focus on serving the Somaliland diaspora. 2. Use of Our Website

3. Our Services
Service Description: We offer a range of property-related services, which are described on our website and in our Land & Property Guide. These include the Shielded Wishlist property search, Ownership Verification Reports, transaction coordination, Mulkiyad registration assistance, property management, and rental services.
No Guarantee of Outcome: While we apply the highest professional standards to every engagement, we do not guarantee that a property search will result in a successful purchase. Market conditions, client preferences, and verification findings may mean that no suitable property is identified.
Client Responsibility: It is the client's responsibility to provide accurate information about their requirements, budget, and circumstances. Decisions to proceed with a property purchase remain entirely with the client.
4. Fees and Payments
All fees for our services are clearly stated on our website and in our Land & Property Guide. Key points include:
All fees are quoted in US Dollars unless otherwise stated.
The Registration and Wishlist Activation Fee ($49) is payable upon submission of the Wishlist form and is non-refundable.
The Ownership Verification Report fee is payable before verification work commences.
The Transaction Coordination fee is payable at the Notary signing stage.
The 2% Closing Contribution is payable upon successful completion of a property purchase.
Property management fees are payable as agreed in the management contract.
Payment Methods: We accept payments via UK bank transfer, Somaliland bank transfer, and mobile money services (Zaad, eDahab). We do not accept cheque payments. All payments are processed through secure and recorded systems.
Property Purchase Funds: Raya Property Group does not handle or hold funds for the purchase of land or property. Purchase funds are transferred directly between buyer and seller through agreed channels (Hawala, bank transfer). We are not responsible for the transmission or receipt of purchase funds.
5. Limitation of Liability
Verification Reports: Our Ownership Verification Reports are prepared with the utmost care and diligence, based on information available at the time of investigation. While we strive for complete accuracy, we cannot guarantee the absolute absence of undiscovered issues. Our reports represent our professional assessment and are intended to inform, not replace, the client's own decision-making.
Notary and Legal Processes: We coordinate and facilitate Notary appointments and government registrations, but we are not a law firm and do not provide legal advice. The Notary service and the Dawlada Hoose are independent entities over which we have no control.
Disputes: We take every reasonable step to identify existing disputes before purchase. However, disputes may arise after a transaction has completed. We are not liable for disputes that emerge subsequent to a verified purchase, though we will assist clients in navigating the resolution process where possible.
Indirect Losses: To the fullest extent permitted by applicable law, Raya Property Group shall not be liable for any indirect, incidental, or consequential losses arising from the use of our services.
6. Intellectual Property
All content on this website, including text, images, logos, guides, and branding, is the intellectual property of Raya Property Group. You may not reproduce, distribute, or use any content from our website without our prior written permission.
7. Third-Party Services
We may engage third parties in the course of providing our services, including Deelals, local representatives, and payment providers. We take care in selecting our partners, but we are not responsible for the acts or omissions of independent third parties.
8. Governing Law and Dispute Resolution
These Terms of Service and any disputes arising from our services shall be governed by the laws of Somaliland. In the event of a dispute, we encourage clients to contact us directly in the first instance so that we may seek an amicable resolution.
If a dispute cannot be resolved informally, it shall be subject to the jurisdiction of the courts of Somaliland.
9. Amendments
We reserve the right to update these Terms of Service at any time. Changes will be effective immediately upon posting to this page. Continued use of our website or services after changes have been posted constitutes acceptance of the revised terms.
